THE LAND

This development is between Bara (2km) and Tofo (2.5km), just more than 20km from Inhambane. Therefor enjoying the best amenities of both well-known landmarks in Mozambique and close to a large town for any shopping needs.

Situated on 24500sqm land gives Whale View a panoramic ocean view. We are in the process to complete FASE1 OF THE DEVELOPMENT. The rights to these stands are transferred to our investors and the building of houses on these stands are ongoing. We still have stands available in the front row, please enquire about pricing options.

We have commenced with FASE2 OF THE DEVELOPMENT. We have 3 stands available at R200K each. You can design your own house to your personal specifications.

THE RESORT

Now that you have your plot of land on this beautiful coastline you can design the dream house you always wanted with a magnificent ocean view. Remember to include a large deck overlooking the crystal blue Indian Ocean. The deck can have a built-in braai for those lazy evenings to grill your steaks or freshly caught seafood on an open fire while enjoying a sundowner. A splash pool is a great extra. Wood fires will be allowed as all homes must have a cement slab roof, so no fire hazard (ever) or any creepy crawliest inside as is so common with grass roofs.

As soon as your house is completed, you can apply for a Title Deed on the House (All land in Mozambique stays the property of the Government).

INVESTMENT

When investing in Whale View Resort you do not just acquire a beautiful holiday home at the sea but also a constant income for your investment.

We spoke to many Resort and Lodge owners in Barra and Tofo to determine the minimum days per year a unit or house will be rented out to tourists.

We found you can safely use 40 to 60 days per year as an average and have an income of between R2500 and R4000 per day depending on the season. We again decided to use R3000 as an average (It might be more as our houses fall in the luxury category).

All accommodation in Barra were fully booked in December 2023 and most of January 2024. Thus, taking only 30 days as a conservative estimate times R2500 gives you an income of R75000 per year.

It could easily be 60 days times R3000 to give you and yearly income of R180000 and in peak season we could up the rent to R4000 per day per house (and it is for 6 people = R660 p/p/d)
